Gyu-Kaku Japanese BBQ DiningA new restaurant will be opening soon in Brea Downtown. Gyu-Kaku, a japanese BBQ dining experience will be opening it doors at the old location of Carnitas Grill on the corner of Brea Blvd. and E. Ash St. in Brea Downtown.

Shivinderjit Singh Named New Brea Traffic Commissioner

The City of Brea recently appointed a new traffic commissioner. Shivinderjit Singh was sworn in Feb. 19 as traffic commissioner for the City of Brea during the general session of the Brea City Council meeting held at the Brea council chambers. Many were on hand to congratulate Singh on his new position, including Brea Mayor Ron Garcia and several other city council members. The oath-taking ceremony was attended by over 75 guests, including Singh’s wife Dr. Ginny Kaur Chawla and their children. The celebratory event was followed by a dinner at nearby Shenai restaurant.

Singh hopes to contribute to the city of Brea’s already outstanding community outreach programs and aims to instill Brea’s citizens with a sense of civic pride and ownership. Singh earned his Bachelor’s degree  in electrical engineering from Punjab Engineering College, Chandigarh, as well as a Master’s in electrical and computer engineering in Los Angeles. The new traffic commissioner is also a licensed professional electrical engineer in California, as well as a licensed California real estate broker.

Currently serving as office chief in the Division of Electrical Engineering Construction, as well as the CEO of DreamWorks Real Estate, and CFO of Eagle USA Mortgage, Singh hopes to expand Brea’s community programs. Of his many goals, one includes improving Brea’s streets and optimizing the movement of people, goods, and services in a quick and efficient manner. Singh also hopes to promote high quality safety services and conservative fiscal policies. Ever important are Brea’s youth and families and Singh aims to promote more family friendly programs for this reason.

Brea Real Estate – What's Going On?

Big Picture: Real Estate in the City of Brea has seen to normalize with a a swing upward in home prices. The numbers are largely positive. Before I bore you with the details, here’s the scoop. This is great news for home sellers, but as a buyer, finding a home has been a difficult task.

The Details: 

For Brea Single Family Homes and Condos

New Listings were down 12.1 percent for single family homes and up 50 percent for Townhome / Condo properties. There is a great shortage of homes for sale and a great number of buyers waiting to buy a home. If you’re a homeowner thinking about selling, you may want to consider right now! You’ll definitely get top dollar.

Pending Sales increased a big 100 percent for single-family homes and 20 percent for townhouse-condo properties.

The Median Sales Price was up 5.3 percent to $495,000 for single family homes and 26.9 percent to $295,000 for Townhome / Condo properties. Prices will continue to rise as long as there is a strong demand for housing. There are many buyers wanting to live in the city of Brea.

Months Supply of Inventory decreased 65.8 percent for single-family units and 79.4 percent for townhouse-condo units. Months Supply of Inventory means how many months it will take to sell every home that is currently for sale in Brea. This is a very low number and is one of the main reasons home are starting to get up in price quickly. In a normal market, you would want to see about 3 months inventory.

It’s important to watch the economy, since job growth directly fuels home purchases and since the housing industry generates jobs. The economy has added about 6.1 million jobs over the past 35 months, a sluggish but encouraging trend. Interest rates are slowly moving higher in some regions, though the affordability picture remains extremely attractive.

Brea Home Values RiseThe median home price in the city of Brea has risen from the same time last year. More specifically, home prices in Brea have steadily increased since 12 months ago but since November 2012 home prices have skyrocketed.

Why? There has been a rapid drop in inventory levels across Brea. Simply, as the number of available homes goes down, prices increase – simply due to demand. The drop off in homeowners deciding to put their home for sale can be due to several factors.

  1.    The winter and holiday season are typically the slowest months in real estate as homeowner are busy with the holidays and await the new year to take action.
  2.    2012 was an election year. With uncertainty of which direction the country will be led usually causes people to hold off on major decisions.
  3.    The dreaded fiscal cliff. To add more uncertainty, elected officials and the media kept everyone on pins and needles as to if the country would fall off the cliff. A last-minute back door agreement was made but consumers mind had been made up. Wait and see what happens.
  4.    Banks holding on the notorious shadow inventory. As banks and lenders struggle to move the great foreclosure shadow, more decisions have been made to help struggling homeowners or at least keep them in wait. This has caused housing inventory released to the market slow. Both short sales and bank owned REO’s have plummeted. This is good news to those homeowners and has created a great demand for available housing.

Boys & Girls Clubs of Brea-Placentia-Yorba Linda Host Fair

Recently, the Boys & Girls Clubs of Brea-Placentia-Yorba Linda hosted its second annual community fair. The event was a fun-filled day for local youth and their families, including bounce houses, tournaments, entertainment and other activities. The community fair took place at the organization’s Brea clubhouse.

The Boys & Girls Clubs of Brea-Placentia-Yorba Linda also runs programs at several schools in the Placentia and Yorba Linda areas. One of their focuses has been on improving their transportation program, which requires passenger vans to transport students to after school programs from five campuses in Yorba Linda. The after school programs take place at Bernardo Yorba and Yorba Linda middle schools. Additionally, children from eight schools in Placentia and Brea participate in an after school program at the Brea clubhouse. There are five school-based programs at schools around Placentia.

Yorba Linda home owners can help out by donating needed items to the Boys & Girls Clubs of Brea-Placentia-Yorba Linda. There is a list available online of items they are always in need of, including arts and crafts materials, cleaning products, athletic equipment, board games, office supplies, kitchen items, first aid equipment, and more. By providing these items, you will be doing your part to help support local youth. You can download a wishlist from their website that will help make the difference in the lives of local children.

5 Guys Burgers Opening in Brea July 31st

5 Guys Burger BreaFive Guys Burgers & Fries will open tomorrow July 31st 2012 in Brea Downtown next to Subway in the Rite Aid Shopping area. If you haven’t had a 5 Guys Burger, you need to try them out and see if they match up to your other favorites like In-n-Out or The Habit.

Five Guys Burgers & Fries is set to open Tuesday, July 31 in Brea. This will be the second Five Guys to open in Orange County next week. On Monday, July 30, Five Guys is opening a new restaurant in Mission Viejo.
The Mission Viejo restaurant is at the Alicia Towne Plaza at 24391 Alicia Parkway. That opening comes after a long construction period that had many residents wondering if the East Coast burger chain would ever open.

The restaurant is run by franchisee Tom Horton, who operates a handful of Five Guys in Orange County.
The Brea Five Guys is owned by franchisee Phil Ratner, who opened the first Five Guys in Orange County two years ago. The Brea restaurant is at 403 W. Imperial Hwy, one block east of Brea Blvd.
Ratner and Horton own the rights to open dozens of Five Guys restaurants in Orange and Los Angeles counties.
The chain is expanding rapidly under franchisees. Ratner plans to open another Five Guys in Cypress, at Katella and Knott, later this year. Next year, he’ll open a Five Guys in Torrance at Hawthorne and Lomita.
Virginia-based Five Guys chain is often compared to In-N-Out Burger because it has a fanatical following in the East Coast. However, Five Guys is different than In-N-Out — from pricing to menu options. First off, Five Guys offers counter-service only — no drive-throughs for car-eating obsessed Southern California drivers.
Five Guys’ hand-pressed burgers can also be ordered with a wide range of toppings ranging from green peppers to A-1 sauce. The chain also sells hot dogs.
