Brea has been on fire and it doesn’t look like it will be stopping anytime. All indicators are up. There has been an increase of homes for sale, homes in escrow and homes that have sold. As long as there is a shortage number of homes for sale the demand will push up home prices. It seems like it will be a record year for Brea. It is time to sell Brea properties.

As potentially the brightest sun in the current economic recovery, housing  activity has followed the mercury higher this summer. Interest rates and new construction activity have been in the spotlight lately, fueled by concerns over tapering Federal Reserve activity and ongoing inventory constraints. Watch for indications that more homes are selling in less time and at higher price points. Also watch for sellers returning to an inviting marketplace, which will help replenish neighborhoods with new listings.

  • New Listings were up 62.1 percent for detached homes and increased  an astounding 250 percent for attached properties.
  • Pending Sales (homes in escrow) increased 54.2 percent for single family homes and 75 percent for townhouse-condo properties.
  • The Median Sales Price was  up 20.2 percent to $620,000 for detached homes and up 14 percent to $345,000 for attached properties.
  • Months Supply of  Inventory (total available homes for sale) decreased 60.5 percent for single-family units and 17.6 percent for townhouse-condo units.

The economy – which generates the jobs that fuel housing demand – continued to improve at a moderate pace during the second quarter of 2013. Budget sequesters and sluggish export growth have taken a back seat to housing recovery and stronger consumer spending. Interest rates could flirt with 4.0 percent again but are not likely to reach 3.3 percent again.

Brea Real Estate Thriving as a Result of Short Inventory

According to a recent report by Scott Schang on, the California real estate industry maintained significant momentum throughout 2012, but the diminished inventory created something of a frenzy in demand. The California Association of REALTORS® (C.A.R.) reported a supply of available of homes at slightly more than three months, less than half the normal average which typically sits at around seven months. This three-month supply was also the smallest inventory since the late summer of 2005. Supply downturns occurred in virtually every category of home but was particularly marked for homes with troubled loans. Two key metrics paint a busy picture:

  • Short sales and bank-owned properties decreased in number 42% and 58%, respectively, compared to October 2011
  • Equity sales decreased 15% from 2011

Such low inventory sparked furious changes in demand, as more properties sold above list. In fact, the number of houses which sold above asking price surged to over 33%, which was more than double the average rate of 15% over the past two decades. Buyers also paid more than asking at a greater clip in 2012 than they did in 2005, when the real estate industry was at the top of its bubble. More than a third of all bank-owned properties were also purchased at an amount above list, while over 30% of short sales fell into this category. Comparatively, only 19% of equity sales resulted in a greater-than-asking purchase price.

Such competition also meant that homes remained available for a much briefer period of time. In 2012, houses averaged about five weeks on the multiple listing service (MLS). Just a year prior, the average time on MLS was twice that. Five weeks is also the shortest average listing time on MLS since the peak of 2005.And the shortage of available homes is not expected to end anytime soon.

This year should be another of Brea real estate, and that in Fullerton, receiving multiple offers above list price. 22nd Annual Brea 8K Classic – This Sunday

The 22nd Annual Brea 8k Classic is this Sunday February 24th. This is a fun mini marathon that anyone can run. It can be fun for the whole family. I have ran the Brea 8k in past years and it was a big enjoyment. There were professionals there who blazed through and actually ran the marathon several times, they kept lapping me. And there were those that had to walk because of a past condition. Mothers brought their babies in strollers and some walked their pets.

Last year a new route was introduces as well as chip timing. This year will be no different. Registration seems like it will be higher this year than last.

The Brea 8k Classic supports various Brea Olinda High School programs that will receive funds from the race.  The Academic Booster Club, programs like Speech and Debate and Academic Decathlon will benefit, as will graduating seniors receiving scholarships. On the arts side, the high school instrumental program and, for the first time, vocal music program will receive a portion of the proceeds. Also for the first time, the BOHS Global IT Academy is taking an active role and will benefit from the race. The goal is to raise at least $50,000 for Brea Olinda High School programs.

When: Feb. 24; 6:30 a.m. late registration and packet pick up, 8 a.m. Brea 8K Classic, 9:15 a.m. Kids’ 1K Fun Run, 10 a.m. awards

Location: East Birch Street and Brea Mall Road

Features: Chip-timing, course on the streets of Brea, 1K Fun Run for children 10 and under

Cost: $30 adults, $25 students 18 and under, $12 Kids Fun Run

It’s not too late to register. Even though online and in person registration is closed, you can register on race morning starting at 6:30AM behind Olive Garden at the Brea Mall! Cash and checks only.

All in all, it’s a great way to start running and spend a Sunday morning. Believe me, you’ll feel great when you’re done. To me it was a great accomplishment. I’m skipping this year but I’ll be back!
